Basic Search Engine Optimization Tips
1. Internal linking, or what I like to call making your site sticky. This is when you make keywords link internally to different pages within the site. An example would be Area State Real Estate, linking to your MLS search. You could have this phrase on numberous pages all linking back to your one MLS search page. The more keywords that link to a specific page the better.
2. Use keywords in your title and and within the body of the page. Try to place your keywords at the beginning of the content. The keywords can also be bolded, italics, or colored to make them stand out to readers and search engines. Make sure to use Header tags as well.
3. Make sure the text in your meta-tags is also within the body of the page. It is unwise to have keywords in the meta tags which are not contained within the body of the page. They need to be a direct reflection of each other. For example you would not have golf properties in your meta-tags if you have no mention of it on your page.
4. Make sure when adding images to give them a desription as well. This will allow your images to be indexed by search engines for specific keywords too.
5. Link Popularity - this is the quality & number of links to your website. Some people call this link exchange or reciprocal linking. One way back links are the best, and that means that other sites link to you ONLY.

6. Do not link to link-farms, these are site that do the linking automatically. Example of a link farm is http://www.linksmaster.com/ This would really get you spammed by other sites that would most likely not be relevant to you industry, and in turn would not help you placement.
7. Do not link to link-farms or other search engine unfriendly neighborhoods. A good rule of thumb is if your pages do not contain any words that reflect the content of the site you are linking to, do not link to it.

9. If you have the time you can also start a blog. You can set this up free at www.blogger.com Before starting your blog you should take the time to research and understand how other bloggers are doing it. Also, check out www.realestatetomato.com
10. Submit to the search engines yourself. Do not use a submission service or submission software. Doing so could get your site penalized or even banned. Keep in mind that it can take months before you get listed, so be patient.

Submit only once. You do not need to submit every two week or numerous pages. Robots follow links. If your site has a nice link trail, your entire site will get indexed.

Keep in mind that while doing the above will help your placement, it does not guarantee it. The search engines are very competitive, and change regularly.
